Some other tips when if you're listing a city property. You need to know about the school district, any HOAs, covenants and restrictions. You need to know about the area in general, the shopping, the safety, the reputation. You also need to be a go-getter. If you've got a client that's looking for something, you can't just hope something's going to fall in your lap or that they're going to fall in love with your listing. You need to be looking at other realtors' listings as well. You need to build a reliable reputation. If you do a poor job, they could spread that word so fast that it would take you years to recover from that. So you need to be reliable. You need to be discreet and confidential. You can't let loose that somebody's put an offer on something or whatever. You have to be very professional in your attitude.

One of the most important tips for success as a real estate agent is you need to remember that customer service is key. In the last couple years my husband and I were looking to buy some property in-state out-of-state and we were appalled by the number of agents that did not return our call or returned it two or three days later when we'd already moved on to something. When somebody is looking for a property they want answers now as to know whether they can keep it on their list or get rid of it. So you need to answer your calls promptly, you need to be available, you need to be knowledgeable about the property whether it's a farm listing or a city listing or a business listing. You need to know everything there is to know. For example, we've had farm listings where people didn't know how much hay it produced or how many cattle they could run on it and that kind of thing is not acceptable.
